Terms and Conditions




1. Reservations: Provisional reservations can be made by telephone or e-mail, however, your reservation will remain unconfirmed until we receive our completed booking form together with a deposit – 7 days is allowed, after which the reservation is released.



2. Deposit: A non-refundable deposit of £100.00 is required. As soon as we

receive your deposit, confirmation will be sent to you.

     


3. Payment of Balance: The balance is due 8 weeks prior to your arrival date. This should be sent without waiting for a reminder from us. If we do not receive the balance by the correct date the reservation will be deemed to be cancelled and an invoice will be issued in accordance with our cancellation terms. The house will be re-let if possible.



4. Cancellation: Once you have made your reservation, the following  cancellation timescale will be adopted. Cancellation 16 weeks to 12 weeks prior to your arrival, 50% of the full value of your reservation will be charged. 11 to 9 weeks 70% of the full value of your reservation will be charged. Thereafter 100% of the full value of your reservation will be charged. We strongly recommend holiday insurance be taken out. 

 

 

5.Arrival: The house will be available from 3.00pm

 



6. Departure: Departure is required by 10.00 am on the last day of your holiday. Please ensure the property is left in a clean and tidy condition and that all refuse is placed in the appropriate bin.

 


7. Breakages and Damage: Please inform us of any breakages or damage. We may ask for reimbursement and you may be invoiced to cover costs.

 


8. Occupancy: The number of persons using the house must not exceed how many the house can sleep. Where extra occupants are found, without prior notice, the accommodation will be deemed cancelled and you will be asked to vacate the property immediately.

 


9. Nuisance: You must ensure that nothing happens which may be a nuisance or inconvenience to occupiers of neighbouring or adjoining property or adversely affect any insurance of the property.

 


10. Pets: Please ensure that you clean up after your pets in both the garden and the yard. Pets are not allowed upstairs or on the furniture and must not be left unattended in the house. On departure there should be no evidence of pet hair.

 


11. Access: You will permit the owner or owner’s agent at reasonable times and at reasonable notice to enter and inspect and if necessary repair the property. Or, to enter the property without notice in an emergency to repair the property.

 


12. Descriptions: We have made every effort to ensure the description in the leaflet and on the website are correct. All information is given in good faith. We reserve the right to make changes without notification.

 

13. Data Protection: We will never pass on your personal information to a third party without your permission.
